Knowing the Market

  • Identifying and understanding both the macro and micro economic drivers prior to acquiring our assets has always been the cornerstone to our success and will always be our top priority when considering an investment.
  • URS’ focus is on strategic markets throughout the Southeast and Midwest. Years of cultivating relationships with brokers along with spending time to understand the market bring us unparalleled knowledge. By knowing the history of deals that are traded within these markets, we can move with lightning speed when presented with an off-market opportunity.

Knowing the Asset

  • Along with full unit inspections, mechanical and appliance audit, roof assessments, line scoping of all sewer lines as well as a plumbing assessment, we are sure to review all other capital items.
  • We work very closely with our property management team and local vendors/ subject matter experts to assist us in this physical property analysis.

Knowing the Occupants

  • Our property management team also comes to our inspections with a team of 5-6 people to conduct a lease audit, demographic/income reports, occupancy/delinquency review, historical issues review as well as a full concession analysis.
  • By understanding the global fiscal situation of the property, we can ensure that we’re not inheriting any potential financial pitfalls.

Knowing the Competitors

  • Thorough analysis of the competitors in the immediate sub market. Physical tours of the comps and assessment of how the subject compares to its closest competitors.
  • This is crucial in determining how to create value in the property; either through curing existing issues or implementing an upgrade plan.

Knowing the Business Plan

  • When we present an opportunity to our investors, we do so including a complete business plan: an established capital budget and operations plan to implement upon takeover.

Throughout this screening process, our attention is always focused on the downside. With this level of detailed diligence, both physical and economic, our opportunities are heavily vetted prior to presenting them to our private investor network.
